a. Yes, a background check will be ran. We use a third party screening company called Approve Shield.

a. Denial of Application - Applicant(s) may be denied occupancy for any or several of the following reasons:
b. Falsification of application information by any applicant
c. A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system)
d. An incomplete application by any applicant
e. Insufficient income (total of all applicants)
f. Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the apartment.
g. Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not constitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor.
h. Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy
i. Poor rental profile of any applicant's rental history may include:
j. Non-payment or late payment of rent
k. Lease violations
l. Eviction
m. Drug use or possession
n. Poor housekeeping
o. Balance due with rental/mortgage history
p. Repossessions
q. Poor rental history
r. Unruly or destructive behavior by applicant, applicant's occupants, or applicant's guests
s. Violence to person(s) or property by applicant, applicant’s occupants or applicant’s guests
t. *We do not discriminate on the basis of race, color, religion, sex, national origin, disability, sexual orientation, gender identity, status as a student, or familial status.





 

a. We have maintenance available during business hours Monday- Friday as well as 24- hour after hour Emergency Maintenance.

a. Yes, via the RentCafe resident portal.

a. Renters Insurance is required, contact the leasing office for further details on the requirements.

a. Yes! Parking is all first come, first serve. You can utilize your townhome’s parking garage and driveway (no street parking).

a. All of our townhomes come with refrigerator, range, microwave and dishwashers. Washer & Dryers are included in every home as well.
